Property Taxes
Property taxes are the City's main source of income, and are used to fund the many services provided in Stratford. Policy F.1.6 Property Tax Billing and Collection outlines the process followed for billing and collection of property tax for property owners in the City of Stratford.
Tax Certificates
The cost of a Property Tax Certificate is a prepaid fee of $60.00 per roll number.

Any requests received by fax or email will not be processed until payment is received.

How My Property Taxes Are Calculated
Property taxes for Stratford residents and businesses are calculated using several variables:
Property Assessment Value and Classification
The Municipal Property Assessment Corporation (MPAC) is charged with the responsibility of assessing the value of all properties in Ontario and determining the classification of properties, depending on their use. The Province of Ontario sets the policies as it relates to assessment and MPAC administers them. Assessed values are then provided to municipalities, who then use these figures to determine your property taxes.

City Tax Rates
Tax rates are set by Council annually as part of the annual City budget process. Rates for different classes of properties are determined by the tax ratios. Please view a short video explaining how the City's financial requirements affect the tax rates and individual property owners.
Education Tax Rate
Education tax rates are set by the Province of Ontario. The City collects these taxes and distributes them to the school boards.
